Where domain hunters compare notes

How are agents here evaluating AI visibility / “AI search monitoring” tools? Pricing runs $29 to $15k a month and almost none of it is built for local

I've spent the last few weeks comparing the tools that claim to track whether ChatGPT, Perplexity, Google AI and the rest recommend you, specifically from a residential agent's point of view. Sharing what I found and hoping people who've actually paid for one can fill in the gaps.

Pricing is all over the place. Going by a recent Zapier roundup of the category, entry-level monitoring starts around $29/month, a few mid-tier tools sit around $95-$130, and the big SEO suites sell AI tracking as add-ons ($99/month on Semrush, $199/month for Ahrefs Brand Radar) on top of the base subscription. The enterprise end starts around $15,000/month. For a solo agent or small team the realistic range seems to be under $200, but the add-on pricing is misleading if you don't already pay for the base SEO tool.

Almost all of it is built for national brands. A SaaS company wants to show up for "best project management tool," which has no geography. We want to show up for "agent who knows Arcadia" or "condos in Brickell," not "agent in Phoenix" or "Miami." A lot of the demos I sat through couldn't break visibility down below the city level.

Monitoring vs. fixing. The best analogy I've heard: a monitoring-only tool is a bathroom scale, an optimization tool is a nutritionist. If you already know you don't show up, a nicer chart of that isn't worth much. The useful output looks like "you have no page about this zip code, which is why you're skipped for these queries," not "create more content."

Engines disagree with each other. One multi-market probe study I read ran 720 prompts across 36 US markets and four engines and logged 4,455 citations from 1,002 different domains, with limited overlap between engines. So tracking only ChatGPT is a partial picture.

The free baseline is underrated. Before paying, I asked ChatGPT, Perplexity and Google AI "who is the best agent in [market] for [specialty]" with 3-5 variations (neighborhood, property type, buyer type) and wrote down who was named and which sources were cited. Took about 15 minutes and was more informative than any demo.

Questions for anyone who's been through this:

  • Has any tool you've used actually segmented results by neighborhood or zip, or is everyone faking it with city-level prompts?
  • Did you get more out of a monitoring tool or out of fixing your own structured data and area pages?
  • Anyone get stuck in an annual contract on one of these? What would you check before signing next time?
  • How are you dealing with how much AI answers vary from run to run?
